As a savvy and responsible investor, you will want to see the specific details of any trust deed investment before you invest. Diamond Bay will provide you with an investment package, which will five you more detailed and specific information about each investment. Generallly the package will include:
- Loan Summary and Synopsis
- Credit Report (when applicable)
- Borrower Financial Synopsis
- Appraisal from a Third Party Licensed Appraiser
- Copy of Escrow Instructions and Promissory Note
- Current Preliminary Title Report
Post Closing:
After you decide to invest and the loan is complete, you will be provided with:
- A prorated interest check with interest from the closing date through the end of the first month
- A copy of the signed and executed Promissory Note, the Deed of Trust, and Policy of Title Insurance and
- A Hazard (fire) insurance endorsement showing you as the beneficiary
We handle all aspects of your trust deed investments:
- underwrite quality loans. Our staff of experienced professionals will locate what we consider to be quality trust deed investments. Our underwriting process is thorough and extensive in order to arrive at the best underwriting decision possible. Appraisals, title reports, and other in-file information is always carefully reviewed.
- We diligently coordinate all aspects of the Title and Escrow process. This involves our continuous communication with the title company to ensure the proper procedures have been completed.
- We service each loan, including monthly payments & disbursements, payoffs, and recons. We service loans "in house." This means that we collect the monthly payment from the borrower(s), and disburse the payment appropriately to each investor. Often times, we impound taxes, insurance, and home owner's association dues through our servicing department. This ensures the un-interrupted coverage of hazard insurance, payment of taxes, and HOA dues. Additionally, should any payment delinquency occur, DBI will notify all participating investors, and our servicing department will make all necessary attempts to collect. If attempts to collect fail, we follow strict protocol of the default/foreclosure process.
- Handle all foreclosure coordination if needed, as well as property improvements (if needed) and sale arrangements.
- Provide current loan status to investors through online access, telephone, E-mail, or fax.
