For those who do not wish to purchase an entire deed of trust, it is possible to invest in a loan portion, commonly called a fractional investment. Just as investing in stocks means owning a part of a company, a fractional trust deed investment constitutes a partial ownership of a loan. Initial investment amounts may require fractional participation in the loan funding.

For example, if you want to invest $50,000, it may be a good idea to place the $50,000 into a loan worth $500,000. In this case, your investment represents 10% of the entire loan, or in other words, a fractional investment.
